We also plan to pull out the tree to the left of the entry, clear out some of the thin bushes, and dress up the landscaping.We feel that the exterior doesn't quite match up to the great work we've done inside, so we want to really make this place stand out from the moment buyers show up.Any input would be greatly appreciated!

I will actually dress differently depending on the neighborhood, or if I am passing off the open house to a colleague, ask them to dress in a particular way for the open house.  

You may consider "dressing" them up with crown on the top and/or valances on the bottom of the upper cabs and possibly under cab or above cab lighting. 

Others may do one better and buy the pig a nice new dress.

Most of the tenants I deal with are lucky if they remembered to get dressed that morning.

Probably will pass on this one@Bil Casimir after seeing the neighborhood, dress up like a drug dealer and go into all the houses. haha@Brent Coombs The rent is actually a touch low for a 3/2 in this area but it's not in a great neighborhood.

If you planned to sell in 6 months it might matter.You are giving up your hunt for a unicorn because all you found was a unicorn dressed up as a leprechaun.

(Side note--why is Christina always inadequately dressed, with barely-there clothing and flip-flops at the rehab site???

Another option is to dress up the metal railings with a wood cap that you can stain.
