Build to rent (BTR) is being performed by various developers in various markets.

A massive renovation in your first deal isn’t always the best option because you’re learning and building your team and developing connections.

But like I said, I'm starting to see a lot of development in the worst neighborhoods in Baltimore, so either there's a lot of LIHTC funding to be had or something... 

It is in North Park, developing fairly quickly but nothing I would call 'luxury'.

I am staying steadfast on my response and not backing down (I spent 25 years as a GC/developer fighting with contractors) and have seen this thousands of times. 

Do you develop relationships first or do you put in the work on bring the deal first?
