You have what is called "owners and occupiers" liability for defects in the premises that cause injury to someone else.

If it isn’t up to current housing code or there are significant defects, then you want to address those up front, which might require the rehab.

We document any damage, defects, problems, etc.

The seller had HVAC come out but they said it is not a defect because it was an installation option when seller installed the unit.

Fortunately, we got them to fill out a move in condition form when they got to the basement, and have proof that we did not charge them for any kind of defect that was there when they moved downstairs.

Long time BP podcast listener, first time posting...I'm under contract to purchase a primary residence in Bergen County and there are significant exterior defects.  

The second one has no visible defect and comes with a larger storage room in the garage.Which one is more valuable to live in and then better for investment (renting and selling in 15 years or so)?

Doesn't mean the unit is defective, someone may have put a 3" nail in the wall to hang a picture.
