(course we could move into a previous rental but the 2 houseing we are submitting offers on were NOT rentals for sure).now i would be interested in what kind of loan you think would be better for us. obviously never having had a loan i was just told by 5 or so people that "va is better for us". i assumed because we had no down and no money for closing and having a 105% LTV was going to be hard w/conventional. course with the market we could (hypothetically) get a conv. loan on a house thats only 100% LTV b/c we haggled it down/was on the market for a long time/needed minor updates and didn't look "fantastic" but then the market falls another 3% b/c of christmas, tightening wallets etc before it goes back up and then we are over mortgaged. anywho my point is that if theres a loan program (grant program) that would pay closing costs without having to up our offers to include those costs (i.e. the home sells for $140k but we offer $148k w/seller paying our closing costs) i would love to hear about it!

Here's a simple analogy.Imagine putting a toy in front of the Christmas tree in august, and telling a child not to play with it until Christmas and then leaving the child with no one to supervise.

Hello @Aaron Mack  , SDCIA will be having its annual Christmas meeting tomorrow evening (my first one) Bruce Norris will be presenting- seems to be a group favorite.

For Christmas I even got a new beard comb and some conditioner all in a kit.

I treat my 3 tenants with highest respect and even sent them $100 gift cards to their favorite store this Christmas but I have no need to advertise for more tenants.

Two weeks ago my tenant's dog (listed on her lease) attacked my husband as he dropped by to deliver a Christmas basket (no good deed goes unpunished?).  

I've seen many homes receive offers on Christmas eve.

But there are some big moves coming into the city (medical mart / convention center, aquarium by a private investor, guy from iron chef just opened up a shop) and the house is a few houses down from the house on the movie "A Christmas Story".
