Lots of carriers left the state last year and continue to do so.

Any advice  on what to tell them/ask them or should carriers be switched? 

Some carriers have riders that allow you to live on property as well as cover the other units for renting.

A lot of utility companies offer supplemental policies for delivery and drain lines - you could ask them along with the 3rd party carrier mentioned in the comments above.

Frank,I recommend using an independent insurance agent that has access to a large amount of carriers to be able to find you the most competitive rate, is able to write all sorts of properties (SFH, Multifamily, Condos, Commercial, Fix and Flips, Vacant, etc.), has experience working with RE investors, and is knowledgeable on what coverages you need based on your strategy and goals.
