IE they work C/D class..I suspect many need to do this to establish their loss's for the pending litigation.. keep in mind these properties are going to revert to the mean IE wholesale prices so there is going to be a ton of equity lost.. but one call I can probably get them all sold no problem.

Turnover every lease also means to me the property is in a C-D class area and/or there is poor management of the property.

It is still possible but the amount of red tape you the lender/seller have to go through usually makes it cost prohibitive unless you are a big time player.

Of the two I think Silver Lake might be a smidge better but they're both generally C-/D type areas and you'd be getting C/D tenants.I don't know that either is really "up and coming" or "going down hill".

I still self manage but I include a management fee of 10% I pay to myself along with my owner's monthly draw from profits.I'm not a big time player, but we're now doing well enough that if I lost my day job, we could live okay.Going forward, I'm looking at moving in more full rehabs in B hoods so we can get cash flow and appreciation.

I've run the numbers inside out and upside down and don't know if I should outright sell and run away from multi's in this class C/D city or double down BRRR it and try to find a higher rate tenant.

You can do just as good with a CD.$121.46 for Cash Flow is very risky.
