This is VERY normal in lower priced Apts in immigrant neighborhoods.What happens is that they Landlords then are accused of being the Greedy ones, seen as charging more rent (because of the increase of utilities), allowing undocumented workers to live there in large amounts to have more rent money!

Unfortunately MD passed within the past 10 years a statutory scheme requiring third parties to accept what appears to be a validly executed, notarized and witnessed instrument... so if they insist we must accept.

As of March 31, 2020, all real estate closings in Georgia can be conducted with the parties being remote, with notarization and witnessing done remotely as well, for so long as the Public Health State of Emergency is in effect!
