Have your own list or start building it, get aggressive and use your "WIT" (Whatever It Takes) to get a deal sold.Anyway...

It dawned on me today, that I have personally witnessed a man go from literally living in a 3000 sf beach house in Norfolk to living out of his car, wife left him, no hope, borrowing money from me to pay his bills.

@Nick Versetto Fortunately for me being in commercial real estate as an agent I was able to witness this firsthand before I had a chance to make that mistake myself.
