Too many investors equate initial cash flow to actual cash flow when the correlation has historically been weak.  

Another one that was weak on paper but again it was a weak market and a friend who was helping me with my rentals told me to just go ahead.My advice:1.

Not trying to be an ***, but if you have a very weak level of competition to rank, and a large percentage of the most active investors are using your sites, it's easy to look a bit more effective / the causation than you may truly be.

But also remember what is sometimes also important is this biz: don't let them mistake your kindness for weakness!

If the dog gets through and you know the fence is weak, I'd be more concerned about something happening to the tenant. 

Remember the pack mentality , devour the weak.
