Although I have multiple goals, taking that plunge to that first property is full of unknowns. 

I didn't not move forward on this deal as there were too many unknowns and a higher risk deal. 

They have paid great and I since I feel this to be a low-risk deal, it's thinner than I would've made it with an unknown/new tenant.

You dive off into the unknown and figure it out.

They tend to cost more due to the unknowns and surprises that come up. 

@Rich PierroObviously there's a lot of unknowns here but if your comps are at $389, I think $430-450 might be a little high.I'm not sure what you mean by "60 day close and flip", but if you mean that's the time it'll take to flip and close on the sell side- I think you've underestimated that.

Seems like a big unknown for the future here.  

You are about to take a drive from a starting point, to and through areas you are unfamiliar with, having a specific destination in mind, and financial restrictions, as well as expected, but unknown obstacles in your path. 

It has motivated me and erased all doubts about the unknowns.

Be prepared for the unknowns in regards to the rehabbing.
