Best cities and districts to invest in 2017 / 2018
21 March 2018 | 44 replies
Actually, the Detroit area for example yielded an average 18% appreciation + 17% average cap rate for the past 12 months; That's a combined 35% over the year, and the market still has a long way to go given the ridiculous price to income ratio and price per sqft, and the demographics and economy are steadily recovering since the past 5 yearsOn the other hand the LA market gained about 8% and an average rental yield of 6%; the market is grossly overpriced and incomes aren't growingSmart investors should head were recovery is underway and distressed assets are, not where the hype is

Account Closed There is no flooring which is completely pet proof ... we have a full gut renovation underway which can serve as proof of that. That said, if you could get an effective sealant layer on polished concrete that was tough enough, you might come close ... though it would not be much fun in our northern climates.Despite having been bitten by poor pet-owners in the past, we are considering renovating a complete building (5-units) with pets in mind and are looking at commercial grade linoleum - the kind used in hospitals.

The other hurdle is that the property is vacant will require significant rehab (mechanicals & cosmetics – structure is fine). My strategy right now is to get the property as cheaply as possible, defer payments for 6-12+ months in order to get renovations well under way and units starting to rent, and then make sure we can hit his number for a 5-10 year period of seller financing, after which we would own the property for well under market value.
