You cannot legislate morality nor can you write it into a contract.

The new legislation that went active on Jan 1 changed the game and allows for adding 25% percent more units for multifamily state wide.  

At this time it is uncertain how we could practice social distancing & eliminate any health concerns while creating meaningful in-person networking opportunities.

There are a lot of great articles about it here on BP, episodes in the BP podcasts, etc.Again, it's possible people do it with ADUs around here but I haven't really heard of it, at least in RI where I live and do most of my investing - except for some legislation a few years ago limiting it to family members (i.e., a bona fide "in law" unit).

I have been trying to find local attorneys to help review leases and provide advice on the new legislation, but most don't want to touch it.

I think this is more nonsense legislation that makes legislators "feel good" while providing undue burden on landlords.
