The appealing aspect here is the ongoing population growth and other economic factors. not just appreciation almost everything about columbus beats Cleveland. columbus has submarkets with similar cash flow like lancaster, newark, Marion, etc that are still considered part of the MSA I wouldn't touch CLE the average price per housing unit is too low unless you are in a Class A area.

But I just don't think that if a right property is located at a right price (and that's what a good wholesalers MUST be looking for, not just any property and any price sitting anywhere on Earth), that it will sit there for a month with no one willing to touch it.

They will supposedly first pay you back your initial earnest money with interest within four weeks of signing their NEW RELEASE AGREEMENTS as a show of good faith if you get in touch with their attorney (send me a private message so I can send you instructions to get in contact with their attorney), and then the remaining outstanding deposit with interest within two months after that.
