I'll handle rehab cost, management and yearly expenses etc...and would like to build a nation wide company consisting of low income-luxury buy and holds, fix and flips, commercial, development and eventually branch out to vacation rentals as well.  

I use lending for some lazy money in my life insurance or IRA and can make big chunks of cash in a short amount of time - but I am a full time passive investor and I haven't found a better investment for consistent cash flow than I get with syndications.

To me it kind of simplifies things when you can move someone in for x number of months/ years and know you’ll have something consistent coming in.

In my network I've reached out to a RE friend of mine and she has a investor end buyer that is interested in my deal which consists of 3 properties as a package deal from the seller i.e the seller does not want to sell just 1 of the properties it must be all 3 of them which are cash flowing rentals.My question is my RE friend has to legally transact the deal on a "CAR" purchase agreement.
