One other thing to consider is once you fill in the new stucco, you might need to re dash the whole area to make sure the texture matches.

I'll definitely contact them and see what makes them special in the property management field - I plan on contacting at least 3 companies to make sure we end up with someone that not only does a good job, but who we integrate well with.I did forget to mention above that in several rooms of the house there is either bubbling in the painted-over wallpaper or noticeable seaming/places you can see they tried to strip wallpaper from at least part of the walls.Oh, and it's not just the walls - the rooms that haven't been updated (the updated rooms being the kitchen and both bathrooms - the stairway is textured, so I don't know if they just layered it on top or stripped and textured) have the painted-over wallpaper on the ceilings, too!

I also dont texture the drywall, as patches are very noticeable from tenant dings, dents, nail holes, etc.As @Manolo D. eluded to, you would most likely choose different materials in order to reduce costs for the rental.You should also consider that your max LTV on the refi would be 75% if you dont take cash out, 70% on a cash out refi.

I'm thinking of Restore or Deckover with lots of texture, maybe in a dark grey to make the inevitable mildew less noticeable, and grit to make it less slippery.Is painting the dripline on a dry afternoon good enough?
