Got a text that he was willing to comply that evening.

He recently had a death in the family and is irritated that I won't give him time for to deal with that, but this has been a problem for long before the death and now he won't return my texts or answer my phone calls. 

I do believe in trusting your gut too - and my gut was screaming "no" to the salesy pressures from day one (texts and emails that we need to look at properties urgently, that two are already sold, etc.). 

The two suggestions I would have are:- Amount of text in the Year to Date section seems heavy.

i get cards, calls and texts every day from wholesalers for my little portfolio - so that shows you how much competition there is out there.it's also tough to do as a beginner in real estate, because the best wholesalers surface strong deals and know how to estimate a rehab.  

(Call, text, door knock until they give you business.)

Mid day Tuesday afternoon he texted me and said he had forgotten to call because he went to sleep,  but was now a good time to call?

Beware of trusting people with a profit motive.

So everything going downward including his house being foreclosed for unknown reasons he gave up and lost his motivation holding onto what he worked so hard to achieve his wife, his house his kids...

I have had a hard time getting any motivated sellers on my list to even approach and thinking about spending money to get one of these lists.
