Hello BP,I'm looking at my first BRRRR deal on a duplex in Tacoma, Washington and am wondering if I should put any of my own capital in or attempt to finance as much of this as possible and keep my powder dry for other opportunities.  

If all that badness does happen, it will probably be a great time to buy more income producing assets I have dry powder.

My thinking is a single family under market value and be able to add value might be the best starting point rather than starting with a duplex or some other smaller multi family since a single family is easier to appraise etc Keep your powder dry.
