I was thinking that the cleaning fee could simply be covered by whatever the host is currently charging their guests, and the maintenance fee could be a set monthly amount to cover basic needs such as pool cleaning/maintenance, lawn care, pool deck cleaning, and minor touchups.What do you all think about this?

Found a buildable lot in a gated resort community  seller is just wanting to get rid of after 13 years (seller is older and not using amenities any longer)   Lots are cheap, couple grand   Seller only used it for owners rights to play golf, pools, tennis etcWould cost me closing costs, $50 month hoa, $50 year taxesIs there a market for something like this? 

There will be a much bigger tenant pool at that price point.  

More exit and pivot options as well because you have an asset that the banks will recognize and a much wider renter and buyer pool. 

Also go down the parkway on a sunny day like today and you will be stuck in traffic. 

We always build less square feet so we can capture the highest price per square foot. you can't control your market economics so building and designing and constructing around them is good. 200 sq ft less might be a huge pool or another amenity.

Bring the whole fam to enjoy the pool, waterpark, and amazing amenities. - The resort does have occupancy restrictions so please reach out if you have more than (4) people in a room.- There are options for suites and adjoining rooms, which have been popular options for people bringing families because they love the idea of a tax write-off vacation!

It’s 4bd 3.5ba nice neighborhood and planning to cover inground pool and add pickle ball court.

My other thought was to do an outdoor barrel sauna, and/or a stock tank pool for the hotter months.
