Am I alone in finding that in today's market, wholesalers tend to be able to bring properties at the same price points as you can find by shopping at foreclosure auctions?

The net effect is that the money is out for less than 30 minutes in almost all cases (exception would be end of month when the title company has in influx of deals, but we're also in an ABA with them so we tend to get taken care of very quickly even during those times).3.

Sometimes as well properties that come furnished tend to be a turn off espeically if it isn't a short term lease.

Not being able to get a vacation loan is hard because you have less leverage, I would try and find a 15% loan for the same reason (more leverage tends to be the way to go in my opinion).

If it tends to be for a pretty set time frame it may be more of a tutoring/teaching type of situation.I tend to stay out of my tenants' business unless it involves safety of the neighbors or some kind of major crime, so yes, drug dealing would fall into that but most lower level dealers will have more than 1 customer and many high level ones who might only have one visitor are not as likely to have them daily.

There's always buying opportunities but in times like these, it tends to be more niche, which requires you to have a more specific strategy with goals in mind.
