If the loan gets called and you can't cover it you could go to jail. land trust while nice is still an alienation of title and banks can and will call loans.. they are not clueless when thousands of folks all of a sudden create land trusts  LOL.. they know whats really happening..

Have a child or get a girlfriend and suddenly you need more space. 2/1's are far more stable, with 3/2's allowing tenants to stay for years (but they are a lot more rare in multifamily).So I'd highly advise going for the triplex rather than the 6-unit building.

I guess it's possible but when you are doing multiple properties you have either loans and/or partners.and I love it how then win every single house they bid on. and how the budget went over but the comps suddenly skyrocketed and it appaised out.
