I don't think I would spend $8000 fighting this seemingly substance-less prohibition.

While many Americans are unaware of potential dangers from untreated mold growth in commercial and private properties, the lack of scientific standards and documentation only adds to the confusion we all feel when confronted by potential dangers of substances that we grew up to believe were harmless.

A conviction for distribution of a controlled substance by a 20 year old is different than one by a 30 year old.

They will likely have many issues, legal, substance abuse past and possibly mental. 

However in Cleveland, one must ask who are the folks that are choosing to rent instead of buy and among those individuals the type of culture they embody in treating their living space.Drug and Substance AbuseThis is a big issue globally, but it gets real here in Cleveland. 

Instead of distributing the property to your partner and buying from him (which is tax substance of a quit claim), why don't purchase the property from the LLC?
