This get's proven to me time and time again.Continue to self-educate (books, blogs, BP, etc.) and strengthen your network.

Strengthen your existing sphere of influence.I believe #2 is the better option.

Carrie-Your offer of only 5 year loan terms most likely has to do with one or a combination of these factors: 1) financial strength of tenant(s); 2) strength of location; 3) remaining lease term and any other  lease factors that may strengthen or weaken the lease.

For now I want the second income stream to strengthen my financial situation and if I find I have a real knack for it I may take it full time some day - otherwise it will be my gateway into REI at the very least.Definitely part time to begin with if you know you can put the time in off hours.

Here are some of the ways you can strengthen your offer & protect yourself from being in a bad situation: 1) if possible - get an inspection before the offer deadline & determine if making an offer non-contingent upon inspection makes sense 2) use an escalation clause3) write a "love letter" or hop on camera to tell the sellers how much you & your boyfriend love the home 4) work with a lender that will underwrite you before having an executed contract. 5) have your lender call the listing agent to confirm that you're financially rock solid6) close at the seller's convenience 7) have your agent build rapport with the listing agent

While there are debates about the extent of liability protection, operating your LLC properly, keeping business and personal finances separate, and adhering to legal formalities can strengthen the separation.
