So to answer the question specifically no I would not buy a property that did not cash flow and only for tax basis.

Taxpayers should be aware of the criteria for this specific scenario.

Then post something in the group saying "I am an investor looking to buy properties in (insert specific cities)."

AND just because you have experience and a “good deal” doesn’t mean you will be successful trying to syndicate the deal.The first criteria is does the sponsor have the general knowledge and experience in real estate, and the specific knowledge and experience in the property type/location to give the project the best shot at success?  

Also, nightly stays should be adjusted based on your specific pricing strategy as well (e.g. longer stays further out, shorter as dates get closer or gaps exist).
