Consider asking him to include filter grills at the returns of the unit for ease of PM?

They have been paying on time since I bought the property and have been good tenants; however, they both have cats and dogs, are smokers (outside), and the amount they are paying is ~$200 below market for unit A and ~$100 below market for unit B.

Wondering how about the smelling issue from a smoker next door?

So maybe meet at a coffee shop or a bar/grill where you can actually have a conversation.

I have found the REI meetings incredibly helpful- have gone to Larry's in Pinellas Park Hibachi Grill a  couple of times, then one in Clearwater at Joe's Crab Shack on Wednesday lunchtime.

She was a very heavy smoker and I wanted the building smoke-free, so I got her to move anyway. 

If you have an A+ paper application, an online lender may very well be your best bet, but if their are a few hiccups in your file, it's best to use a local EXPERIENCED lender who knows the game and knows how to strategize when the underwriter comes grilling you with questions. :)Hope this helps!
