Personally, I would max out your 10 conforming residential mortgage slots first ... tough to beat 30 year fixed residential mortgage terms.

If i like thier answers then i schedule to show them the property in the evening or weekend. always schedule multiple people to see in the time slot.

And once you get over 10, you're going to be out of slots for a conventional and will have to do commercial.Doing the 5 to 10 loans was a huge pain in the neck.

I wanted to see if there were any BNI chapters that need a professional broker to fill a slot. 

So even if they are oh wow did you still have to make sure that there are enough slots available for you to use your unit that you purchase as a rental

I'd like to take out the mortgage under my name because I have residential fannie mae slots open on my credit (haven't hit 10 properties yet), and the interest rates are lower.

That way you have straight cash flow from the 1 paid-off home and have freed-up one slot so-to-speak so you can purchase another property under your personal name and not go the commercial loan route.
