I know in Oregon were the laws are quite ridgid.. you would need to state your commisison ( its negotiable of course) or you need to close on it before you resell or market it. brokers who are tying up property and then making a commish and middle man fee by listing them are coming under the scrutiny of the agency and its not going to be pretty for them.I have been a broker wholesaler for 4 decades.. but i have never done an assignment.. and only a few double closes.. we close on everything then resell.. this way we never have to look over our shoulders from the agency or a peeved sellers LOL.. to me thats true wholesaling either buy it or put up option money and take an option then sell your option.

After "new costs" become commonplace, they always end up being borne onto the shoulders of consumers. i.e.

It takes someone with a head on their shoulders to do the heavy lifting. 

Will you be in a position to shoulder the related expenses?

From reading your replies you have a great head on your shoulders and I believe you have made the right decision.

I would hate the thought of constantly looking over my shoulder just waiting for the state to come down on me for being unlicensed. 

I do NOT share that for any pats on the shoulder, but to establish background. 

I'm more of a buy-and-hold investor but am interested in flipping, timberland, and potentially wholesaling.I started investing in real estate in December of 2013 through shoulder tapping for loans.
