I know in Oregon were the laws are quite ridgid.. you would need to state your commisison ( its negotiable of course) or you need to close on it before you resell or market it. brokers who are tying up property and then making a commish and middle man fee by listing them are coming under the scrutiny of the agency and its not going to be pretty for them.I have been a broker wholesaler for 4 decades.. but i have never done an assignment.. and only a few double closes.. we close on everything then resell.. this way we never have to look over our shoulders from the agency or a peeved sellers LOL.. to me thats true wholesaling either buy it or put up option money and take an option then sell your option.

Hope this helps.PS: I HIGHLY suggest getting out to meet ups and investor meetings throughout Sacramento as those will help you rub shoulders with those who are having success in the very industry you want to break into. the Real Estate Roundtable is awesome (find them on FB) , theres a west sac meetup thats ran by my guy @Sergey Tkachev thats an awesome one, as well as @Tapan Trivedi who has a meet up as well which provides GREAT insight to the market and other investors.Boots on the ground and networking will lead to more deals and successes than any amount of online study or training!
