There is no way a that conventional lender would have even scheduled a meeting of the underwriting committee in two days.What is the problem? 

We sent another commuication asking the tenant to give us a few days to schedule ceiling repaint. 

The schedule for day was posted 15 minutes before first inspection window so I had left house prior to schedule being posted.  

If they fail to allow access, they are charged a $100 trip charge fee.If their schedule doesn't allow them to be there, then I will open the home for the contractor.I try to respect the tenant's schedule, but I also expect them to respect mine and the contractor's.

I just wear so many hats...for example...I do the advertising, selling, hiring, firing, scheduling, payroll, taxes, product research, price negotiation, inspections, insurance meetings, insurance write ups, bank meetings, draw requests, and when I need to I can pick up any tool on any project and do the work better than the lead guy on the crew.

.- Review your daily schedule and take inventory of the tasks that has been repetitive.

So you would have to get a commercial loan if going straight to the LLC - which usually has worse terms (shorter rate lock period, shorter amortization schedule).USUALLY, you can borrow personally and then deed it to the LLC after the fact and as long as the LLC is owned by the borrower you won’t trigger a due on sales clause.  

For an STR, the lender, assuming they are STR friendly, would likely use AirDNA projections, historicals from the seller (if they exist), or an STR 1007 market rent schedule to qualify the rents.

I had a very flexible schedule at my job and probably flexed it too much.
