Be persistent and flexible in overcoming challenges, learning from errors, and consistently expanding your knowledge.

I personally learned by trial and error as you suggested, but it took years to get any traction and I could have definitely been way ahead if I have leveraged the ability to learn from others who had successfully made it before me.

It seems like you may know be paranoid to make any errors or attract any bookings that may cause issues. 

I like the idea of fix and flip for additional capital but I’m a rookie and not sure if it is too much of a risk for my first investment to be a flip.Aside from wanting to get in to San Diego, my priority is to get in the game and set myself up to be able to grow my portfolio.Any feedback or advice would be much appreciated!! 

Bigger Pockets Rookie podcast is a good starting point for someone in your position just starting out.

I would start with listening to as many episodes of BP and BP Rookie as you can, read books (especially BP books) to learn as much as you can.
