I would start with maybe 300k and buy a house for LTR in a nice location, Get a  reputed PM who can rent out, attend REI meetings and meet similar wealthy individuals and get the cue from them  ..but that is just my thought

I would go with the LVP but be sure to buy extra as these seem to have a very short manufacturing run and in 5 years you may not be able to find a match for repairs.
