@Andy ThaoA lot of new investors here on Bigger Pockets know that property values were at their lowest in 2010-2012, and since the market has gone up quite far since then they are afraid to buy now for the worry that we may be heading into another bubble and the belief that they should wait until the next recession when prices are super low again.Peaks in land values typically happen every 18 years.

As long as you have the 50% agree to the deal.. with a caveat. 50-50 this deal 60-40 next deal ..all the way to 90-10 and then by that time he should have enough belief in you that it will be a successful partnership that he will be willing and happy with the 90-10 or even the 100-0.

Neither an extra security deposit or extra rent can be charged and the potential tenant cannot be discriminated against because they have an ESA.Contrary to popular belief, ESAs do NOT need to be allowed in public places like service dogs need to be.

I have heard this on Bigger Pockets over and over weapons,weapons,weapons.The BIGGEST weapon people have that is unused is themselves.Guns give people a false belief that they are bad asses or something and it's all they need for protection.

Rules including but not limited to;Tithing, if you're religious- When I was religious I never really understood why I "had' to tithe to reach success in business.Using the law of attraction- I am a positive thinker so I use this method for the most part.Donating to charity/iesCutting off ALL friends that aren't motivating or doing anything with their lives....Completely cutting them off, as in not even an occasional catch up lunch.
