I recommend having it completely empty (nothing in the cabinets/refrigerator), broom swept cleaned, all the utilities on.

That would include providing furniture the same way that if a refrigerator or pest control spraying twice a year was listed as being included, they'd need to provide those too.

Remember a refrigerator is generally going to cost the same whether you get $500/mo rent or $2500/mo., so using a percentage is not the best practice in my book.Leasing Commissions: If you are truly passive you will likely find 1/2 to 1 month commission for new leases and 1/4 to 1/2 month for renewals.

Cat hair under refrigerator, in the heater vents, in the window slides, check all screens, etc., all warrant a deep cleaning, also not wear and tear and you can deduct for this.

I understand that we had a mutual agreement to put blinds up in lieu of rent decrease to cover those costs early on in your lease, but it seems as though those blinds didn't stay with the property.We had to hire a cleaner to clean: the refrigerator (inside, on top of, and underneath), the inside of the oven, shelves in the kitchen cabinets, tile in the shower still had hairs on them, windows, and all of the hardwoods needed mopped.
