I've recently become inundated with calls for offers to purchase a property (none of my properties are currently for sale), and as a recipient, I find them to be an equal nuisance whether the call is a robot, scripted friendly message, or straight-to-voicemail.

It's very challenging to buy a house, even for a dollar, and then renovate it to the point where it is rentable, and the best candidates as renters are HCV recipients, so you can't get premium rent values.To be honest, I don't think that any of the property in w-burg that is listed through realtors is a very good deal (and I say that as a licensed real estate salesman).

This is as per the Truth in Renting paperwork:SENIOR CITIZENS GRACE PERIOD Any senior citizen receiving a Social Security Old Age Pension, a Railroad Retirement Pension, or any other governmental pension in lieu of Social Security Old Age Pension, and any recipients of Social Security Disability Benets, Supplemental Security Income or benets under Work First New Jersey, must be given a period of ve (5) business days grace period for payment when the rent is due on the rst of the month.

Great idea but I do not think it is as easy to do legally as you think:The Federal Trade Commission has warned the operators of six websites that share information about consumers’ rental histories with landlords that they may be subject to the requirements of the Fair Credit Reporting Act (FCRA).The letters inform the recipients that if they meet certain criteria, namely collecting information on tenants and their rental history and providing that information to landlords so they can make judgments about renting to those tenants, they are considered credit reporting agencies and are subject to certain legal requirements.Among the requirements cited in the letter are the companies’ obligation to protect the privacy of tenants whose information they collect, including ensuring that those requesting information about tenants have a legitimate reason to acquire it.

It seems to me that using "Forwarding Service Requested" gets you more bang for your buck, but I mostly see people talking about "address service requested".The postal service definitions are:Return Service Requested - Undeliverable mail is returned to you with the recipient’s new address or the reason for non-delivery; no charge.Forwarding Service Requested - If the recipient has a change of address on file, mail will be forwarded for a year.

Just a brief post to append to Wayne's great explanation.After a tax sale, the deed recipient may have title ownership, however it's not marketable, especially if junior lien holders existed at the time of sale.

So if you have your own side business (even a very small one), it is often suggested to open a solo 401k for that business and use it to be the recipient of the rollover.
