@Luke Moore  Did you do radiant heat on the sidewalks (or drive) and in the "community" shower room (if you have one)?

Does not matter if it is real estate, stock market, chicken farming or goat herding.

The third one goes to some other REI buddy in our herd.... or maybe I wholetail that one.In short - dealflow doesn't happen in a nice linear rate. 

They super insulated the walls, put radiant heat in the slab, bought an extra insulated garage door, and stuck two black solar thermal panels on the roof.

I think having a brain and not being a sheep and following the herd has enhanced my real estate investing. 

Recently made several offers on potential rental properties - only to be beaten by 6 to 10 other offers.If so many investors start wholesaling REO's (herd mentality) will they bid up REO prices too high - are there enough cash buyers for all these new wholesalers?

I'm not entirely sure that following the herd is the best way to buy and sell. 

Largo and Indian Rocks Beach are the "go to" because the laws are simple - it creates a herd and what you'll find often times is the ideal properties in these areas for STRs go quick. 

(to include moving/removing the lath boards, new drip edge, valley metal, sheathing (w/radiant barrier), re-doing the penetrations through the roof (if gas) etc etc etc)To Greg: Whatever the case, see what the extra charge is to use a dimensional shingle instead of 3-tab.

Like all markets, to be successful now you can't have a follow the herd approach.
