While I’m not excited about it, and like you said it might not pass a rigorous inspection (if you have one done, as only the appraisal is required.) don’t act surprised when the inspection lists the problem.

I haven't read it yet, but most of the content here has to pass a pretty high bar to be sold as a book.

If a home has no internal pics, I pass as I currently don’t have a team that does “to the studs”.

It happens all the time with finished basements, bedrooms in basements, a homeowner can do it without permits but it wont pass a rental inspection without it being permitted and an egress window. 

Sometimes people will try to pass a D or C neighborhood as a B.

What is your rental criteria (what goes it take to “pass” a background check ?

Lastly, not sure what this has to do with a home inspection.This seems more and more like a scam.... designed to fleece the buyer by having the Realtor pass a lead on to a business associate and get a little something in return.
