We are considering becoming a private lender with them and I am doing some background research on him and his companies and wondering if anyone has done any deals with them.

I send a text to introduce myself and ask if we can answer any questions about the listing or to support them in finalizing their booking.We follow up with an e-mail reiterating the same information.

Outside of raising money from others or seller financing, I am looking to see if there are private or other lending options that could cover 10-20% of a downpayment on these loans with a shorter loan term of say 5 years.

You cut and paste your realtor emails into a post here.These are so obvious.

Ensure your flip profits exceed the LOC costs, maintain a financial buffer, and compare it to private or hard money loans.

But maybe its worth it if you don't have a place to get hard/private money for deals.
