Hey everyone, I often hear concerns from wholesalers about presenting the MLS wholesale exit strategy to sellers, especially when they think the seller could just hire a realtor and potentially make more money.

I use it some for my podcast, idea/content creation, presentations, meeting trancripts, Loom, etc., but I'd love to know if anyone is employing AI in a unique way.

They also make money via syndications.Depending on who is presenting, you can get great info - without apparent intelligence challenging - to get you started and maybe even motivated.

I just sat through a lengthy pitch presentation for Pace's gator method which I left with raised eyebrows and concerns about Bigger Pockets putting their stamp of approval on Pace's brand.

Deals are presented to me and I can buy or pass. 

In the meantime we are building our resources to be ready for the next market reset (if it comes) so we are prepared to go on another buying spree if sensible opportunities present themselves.

So far lenders are telling me it has to be commercial loan and then they are wary of the property because only one out of the three units is presently rented.
