I have access to some off-market opportunities, REO's, as well as traditional MLS deals (where good buys still pop up). 

I guess this allows lots of mom n pop shops to operate without all the extra expenses when doing small jobs.I am interested though if adding a shower needs permits in order to register the house with the county as an official 2 bath house.

It's great to see more Arizona faces popping up.

I work for a broker that specializes in them and we quite often have great deals pop up in Brevard County.

@Patrick Sears Let me first start off by saying the companies you are referring to, where the owners went from a small mom & pop to a large investment company certainly exist.

Could be vague because it's just a mom and pop owner or it's a mess and they are done dealing with it.

We also look at everything that pops up on the MLS.

i have three days to decide, so any help is appreciated. i know its a little late. i went to see them a few days ago, and it seemed fine, then all these things started popping up.

All of the sudden wholesaling popped into my head and I started researching it.  

I'm also looking at Mom and Pop Multi units in the Houston area.
