A verb is a doing word.In addition to these , he has to cope with mid night calls from tenants, handle lease documentations of boarding and onboarding of tenants, chase rent payments from late paying tenants, handle evictions, repairs and maintenance etc.

People just arent capitalizing yet but the city is on board to fix things up i would definitly say invest wherever but its about grinding it out and finding the deals and freakng snatching them up and making them kickass and bring in buyers.

Generally this costs more than finding your own guys.The problem is there really is no short cut of getting 3-5 bids if you  really want to know what it costs without having those trusted people already on board.

After we buy it, we would contribute some equal amount to strengthen its balance and then leverage to buy units.I would also bring a local property management company on board to take over the PM business and operations; and use the company's income, credit and track record to get around my lack experience and credit.
