ROI/ROE/ROA are performance ratios of more interest.We tend to consider LTV as an indicator of leverage, initially it tells us the amount financed to the purchase price or appraised value, but that's not the value of the business or of it's holdings.

These returns so far have beat the tar out of the ROE I was getting, without the countless hassles of RE, especially in winter.

Based on how you think the overall economic situation will change going forward, you may choose to ride it out (expecting insurance will drop, rents will rise), or consider harvesting equity and redeploying it in a property with a better ROI & ROE (return on Investment / Return on Equity).Here in Louisiana, post-Hurricane Ida, rents skyrocketed due to the massive increase in demand.

I get the bragging rights of infinite returns,  but it's not like ROE is zero. 

I would look at metrics such as ROE (Return on Equity) and IIR/AAR (internal and average rate of return).

Something that can give you a year-end view and also give you ROI/ROE, etc. 

Leveraged 12%+, cash ROE 7%+. in expensive markets I shoot for equity capture at the buy of 12%.2 yr treasuries risk and hassle free are paying 4%.   

Even if you're actually getting that much, it's still <7% CoC ROI and a lower Return on Equity (ROE), since you've been paying down the mortgage.

A rental house will come vacant, I'll look up some comps or get a CMA, realize (jaw dropping) my ROE is now half what it used to be, and off it goes.
