I believe you are from NY, and if this is the case, NY and CA are the only states that the conventional loan I outlined previously are not offered (BTW, your credit history or lack of tradelines would have been acceptable).

What you would do is have the buyer sign an "assignment of contract" which will outline that they will taking over the buyer position in the original contract for a certain fee.
