@Colin L. is there a deed of trust officially recorded against the property in county records?

My official job is part time. 

It is a good idea to:Spur them into action to redeem; and/orLegally gain official possession of the property in case there might ever be some dispute about whether you were physically in exclusive and continuous possession.

I may put the recommendation out there officially when selling.

For the portfolio I have, I don't want to do the 60 hours of training the state wants to be an official "property manager" and I'm not sure it's even necessary.  

Present to local officials if needed.
