Some might not be livable at purchase but 5k still seems cheap unless there is something off with the data. maybe the prices were reduced on unlivable properties due to back taxes being part of the deal for the purchase.

maybe you and your husband can trade off making trips there to build a network in person?

Our real goal is to refi the homes before we come close to the due date and pay them off early. 

Off the cuff, $250 a push seems quite high and I'd look to find someone else if I were you.  

Transaction volumes continue to be slowed with days on market increasing, but Sellers are remaining defiant and not coming off too much of their higher prices.
