Thanks to everything I’ve learned from the podcasts, books, and this community, my wife and I currently own:A triplex in MaineA single-family rental in San AntonioA single-family primary residence in Las Cruces, NM, which will become a rental when we move in a few monthsFor context, I’m an active-duty Army officer with about 12 years left until retirement, and my wife works for a university in Boston.

So when you build your pocket neighborhood, which is an interesting concept, what's to stop an undesirable person from moving in.

This would be our first full rehab and first time using creative financing so I want to make sure I'm underwriting it correctly before we make any moves!

I'm sure there's other stuff you'll want to factor in - what businesses are moving to and from each areas. 

How are they going to prevent move-outs and extend my occupancy? 

Possibly staying in a place for a year, possibly in a smaller unit and moving on and renting it out.

We moved from CA to AZ last year and have got 2 STRs in AZ going very well.
