Buy within your comfort level, but always know no one is going to care as much about your investment as you do, so make sure you are mitigating the risk of OOS as much as possible.

He did four point and wind mitigation also.

It might work, but I would have a backup plan to mitigate the credit risk.

either are great, it just depends how many properties you want and if you want to mitigate your risk across lots of properties or just a few.  

Leases guaranteed by the parents also so mitigates some of the risk renting to college kids.
