My favorite long term money savers are a false floor / drainboard (higher in the back)under all sinks so any leakage will get on the floor instead of rotting out the cabinets.I also apply poleurathane varnish under all laminate / particleboard countertops and new cabinets so everything is pre-sealed against water intrusion.

Definitely look closely for missing or damaged pieces of siding that could allow water intrusion and if you find any try to look behind it.

Part of the agent's role is to supervise to be sure that nothing bad happens, or to work to rectify it if it does.Either way, always advise the tenants well in advance (according to the terms of your lease) and tell them to secure all valuables (money, jewelry), prescription and weapons.I also recommend minimizing the intrusion on the tenants by scheduling group showings at specified times only.

You'll want to have sub-slab sampling of the soil gas to see if there is a potential for vapor intrusion as well as groundwater.
