It has a good location in a middle to lower income area right off the interstate near a larger shopping mall/area.

Except when interst rates area higher, you should get better than 1%, not worse. 

Also, you can get to many more populated cities very quick, and many state and interstate parks.

I currently reside in Brazil, IN just down the interstate and have also been looking into Terre Haute for investment opportunities as it looks like a good cashflow market with good growth as it gets developed more and the battery factory comes in.
