I don't like unhappy renters, so I would be inclined to do this if the coworker checks out.  

I would be inclined to provide, so I can have control of hooking it up with good venting and good supply hoses.

And if I were inclined to try to work things out with the tenant I can, without losing time in the eviction process if the tenant doesn't come through with the full rent payment before the court date.
