When someone can buy a mobile home for $7000 and pay $400 lot rent, they are not exactly heavily invested in keeping the property high quality.There are some mobile home parks are better maintained than others.

I've also considered looking into becoming a private lender but I feel I should experience the RE game myself before I start lending money out to others.I've been researching heavily, pounding through 1-2 podcasts a day and am in the process of finding a lawyer, accountant, agent and any other people I may need in my RE journey.

The check you get at closing is heavily affected by the loan pay off.

@Sean Ridlon I'm from Florida, around the Tallahassee area and as of today, my wife and I heavily considering house hacking in Wasilla to jump start our investment portfolio.

As our main investment strategy is self storage, we focus heavily on the demographics and supply vs demand. 

On heavily smoked properties, or pet odors. 

My father told me I have to do it in increments or I will be taxed heavily and thus prolonging my strategy.  

I am still heavily involved in building/yard maintenance and turnover work,  but I leave all the stuff with legal risk (advertising, showing, leasing, enforcement, rent collection, deposits, etc)  to the PM.
