BTW my last refi was with First Fed of Lakewood.  

I just feel bad for the out of state folks that are being fed these properties.

The Feds can just buy high risk MBS on the secondary market and hope for the best.

IIRC the mail boxes and their placement belong to the feds so go to your local post office and ask them about placement

If it has been doing a while the water can degrade the concrete, wood, grass, etc to the point it flows in the direction of the house & begins to puddle.

My accountant also depreciates things so it looks like I’m at a loss for the year so I owe zero state income tax in the state mine are owned and the only tax I pay is the pass through (and maybe fed- not sure how that one works)

The old landlord at my trIplex had one of the tenants do it for a reduced price but the yard was unkept the hedges were never trimmed and grass was knee high .
