The first couple years I heard this, I would try to gently bring him around to the realization that this pattern kept happening and the common denominator was his portfolio and his expectations.

I'd like to gently approach my friend to see if I can buy the house but not sure how this works with a reverse mortgage. 

The one way around it would be to live near UB south campus or Buff State and to rent to students in the upper on a per person basis.

There was a gentle men that mentioned he had some that he knew in the Sacramento and Davis areas, and I am sorry I forgot his name, however these areas would work for us.  

These tenants will make their next move into an assisted living, some are very price sensitive, under market rent, and/or not really and truly able to fully care for themselves or their spaces and we generally try to gently nudge these tenants into more 'assisted' living situations be it with family or professionals.

Two weeks in, you're going to get requests to repair a crack in the driveway, buff out a cosmetic stain on the hardwood, replace a perfectly fine coffee maker that doesn't have a timer for the morning etc. 

My experience is hardwoods help sell houses if they are in nice (used gently) condition or better.

I'm not planning to charge for anything over the cap, but maybe it could be a gentle nudge for tenants to be more mindful about their utility usage.

I just paid $1.75 per sq foot labor & materials for a full refinish, 3 coats of varnish and buff with shoe molding.If you go with laminate, after labor you'll be looking at right around the same price and de-valued your house...
